1. The sleeping-arrangement math

The number that matters isn't "sleeps 20." It's beds-to-bathroom ratio. A house that sleeps twenty across four bathrooms is a line outside the shower every morning of your vacation.

The spreadsheet most groups never make: four 2-bedroom condos means four cleaning fees, four platform service fees, four parking situations, and a family split across four buildings. Booked on a major platform, service fees alone on a big-group trip commonly add $800–$1,500.
