1. The sleeping-arrangement math
The number that matters isn't "sleeps 20." It's beds-to-bathroom ratio. A house that sleeps twenty across four bathrooms is a line outside the shower every morning of your vacation.
- Look for private baths per bedroom. Our 8-bedroom house, Lemonshello, has 8.5 baths — every couple gets their own.
- Look at the real sleeping breakdown. A good "sleeps 20" is built on real beds and built-in bunks — not air mattresses thrown in the den. Ask for the room-by-room layout so you know how everyone actually fits.
- Grandparents need an elevator. Three-story beach houses are the norm here; an elevator turns them from obstacle to amenity.
2. One big house vs. four condos: the real cost
The spreadsheet most groups never make: four 2-bedroom condos means four cleaning fees, four platform service fees, four parking situations, and a family split across four buildings. Booked on a major platform, service fees alone on a big-group trip commonly add $800–$1,500.

3. Feeding a crowd without chaos
Big-group cooking fails on counter space and cold storage, not skill. It's why we doubled everything at Lemonshello — two refrigerators, two dishwashers, two stoves. A few field-tested rules:
- Assign each family one dinner night. Nobody cooks twice.
- Order a seafood boil delivered for night one — you're on vacation, not staging a supply chain.
- Two words: ice makers. Check the house has its own. (Ours have two each.)
